Property News and Trends: 2010 Fifa World Cup Accommodation
Real Estate Group, Seeff, and Supersport presenter, Gary Bailey, are teaming up to help homeowners rent out their properties during the 2010 Fifa World Cup.
About R1 billion will be spent on accommodation and according to Seeff there is a shortage of over 65 000 beds in Gauteng alone. Shortfalls still exist in most major cities and in smaller cities such as Port Elizabeth (15 000 beds), Polokwane (5 000), Rustenberg (5 000), Bloemfontein (14 000) and Nelspruit (13 000).
This is expected to be a welcome boost to a struggling property industry as homeowners could expect rental incomes of about R1000 per night on average during the 30 day soccer festival.
Between 250 000 and 400 000 visitors are expected during the time around the world cup – this is ten times more than the Rugby World Cup!
In terms of this joint venture, Gary Bailey will, through his own network channels, refer all requests for residential accommodation to Seeff Properties. And Homeowners wishing to let their properties can contact the Seeff offices in their areas.
Properties closest to the Soccer Stadiums around the country are expected to snap up the first booking and secure higher rates.
Even at this early stage, Seeff has signed up a number of properties and has let many – including one in Cape Town for R13 000 per day!

I have a 4bedroom home situated in Summer Greens, Milnerton(Northern Suburbs), Cape Town.
I would like to let out 2 or 3 of its bedrooms for the duration of the World Cup.
Just to let you know – I have previously engaged with ESSB (Europe SADC(Southern African Development Community ) States Bridge)in a similar project over the last couple of years. Hosting respective Europeans who either came to visit or work in South Africa.
About the house it’s a good 5min walk to Canal Walk and Century City Development (just off N1 highway, N7 and Bosmansdam road) and about 5km from Milnerton Beach.
And a good +15minute drive from Green Point Stadium where the 2010 Semi-finals will be taking place.
Which makes it ideal and central to everything!

I own a very magical property in Melville just north of the Johannesburg CPB. It is a terraced property with up 5 bedrooms plus and 4 bathrooms. The back portion (2 bedrooms and one bathroom, can be integrated with the house or it can be seperate with its own mini kitchen space. There are two bedrooms en suite in the house with views of the melville ‘koppies’ (rocky hillside nature reserve) There is a completely seperate little flatlet with a bathroom. The demand for accommodation during the world cup may be overstated.
There seems to be a lot of accommodation available at this stage (Feb 2010). By now supporters who are coming to SA must have booked their air tickets, must have bought their match tickets, so are they waiting to sort out their accommodation? or have the local hotels managed to meet the demand?

Im not sure what the overall supply and demand numbers are at the moment for 2010 accommodation.
But I would add that the hype created by the world cup has got many people thinking that they can make huge profits during this short period.
I think we should focus on the long term goal of trying to attract more tourists and investors to our beautiful country.
Its going to be pointless if we try to exploit visitors while they are here for the FIFA World Cup, and miss out on the opportunity to build long term sustainable tourism industries.

We don’t have a precedent of hosting a world cup so I suspect we don’t know what the demand is going to be. The figures can be quite scary – there are predictions of 650 000 people arriving for the world cup, with 520 000 coming to Cape Town. In June 2009 our international arrivals was 36 000, so over the period of the World Cup we will see 14 times more people arrive at Cape Town International.
It has also been said that by the end of 2009 there would be 70 000 beds available within a 2 hour radius of the stadium. Will those 520 000 arrive in nice convenient numbers so that the accommodation can be spread or will they arrive in waves and swamp the Cape?
It is clear from the accommodation letting websites that people do think that there will be a demand for accommodation everywhere in South Africa, and that there is no pricing guidlines, so some people are being very bullish and other people are keeping their normal off season rates. It didn’t help when Fifa booked and then offered a lot of accommodation at very high prices, and then, I believe, released them.
Must be very confusing for a potential visitor.
What seems to be emerging is that the demand is still to come, tickets have only just been released to us, so there could be growing flurry of bookings

We have a 1, 1/2 bedroom apartment to rent during soccer worl cup,fully furnished ,lounge, 1bathroom,kitchen, situated in brackenhurst,alberton.sleeps three to four people.its a downstairs unit with secure parking.its self catering,but other services can be offered by ourselves,such as laundry service,breakfast delivered,house cleaning,etc- i spose depending on price- and also helping tourist finding way around, and to stadiums etc.asking approxamately R3000 per day.

We are renting out 2 luxurious fully furnished rooms, for five to six people, breakfast & dinner. The price is R950 a day per person.
The apartments are 10 – 15 minutes drive to Ellis park Stadium, 20 minutes drive to Soccer City stadium in Johannesburg and 35 minutes drive to Tshwane’s Loftus Versfeld Stadium (Pretoria).
We have private cars to drive them around Gauteng Province upon request, at extra cost.

We have a beautiful 3 bedroom house with 2 bathrooms 2 living rooms and a modern spacious kitchen.there is car space for 3 cars,small garden infront lawn, however there is no swimming pool. we are centralised situated 10 minutes from the o.r tambo international airport and 5 minutes away from eastgate shoppin mall.we are close to all stadiums in jhb.here there is easy access to public or private transportation. we are in a area that is safe. we charging R1800 a night…it will be a pleasure and a ood experience here for tourists..
